Homes in Keynsham

Keynsham's housing has three main layers. The High Street and older lanes have stone cottages and Victorian houses. Much of the town is 1950s, 60s and 70s estates of semis, terraces and bungalows. Somerdale, on the former Fry's and later Cadbury factory site, is a large Taylor Wimpey development of several hundred new homes. Each has different plumbing: lead risk in the oldest homes, ageing copper and early plastic in the estates, and modern unvented or combi systems in the new builds.

Older homes and estates

In Keynsham's older houses and in estate homes built before the 1970s, the supply pipe from the pavement may still be lead or old iron, according to Bristol Water. Old outside stop taps in the pavement are often stiff or buried. It is worth knowing where your inside stop tap is. Our guide to the outside stop tap explains which is which.

Many estate homes have had a boiler swap or two, but still have original pipework under floors and in the loft. Lagging pipes in the loft before winter helps prevent bursts.

Older homes near the High Street and Temple Street may also have cellars or deep front gardens where the supply pipe runs a long way. A long supply pipe is more likely to leak somewhere along its length as it ages.

On the estates, the original outside stop tap is often buried under paving or a hedge, so check it can be found and turned before you need it.

Somerdale and newer homes

The Somerdale development brought several hundred new homes to the edge of town. New builds usually have a combi or a system boiler with an unvented cylinder, plastic push fit pipes and separate foul and surface water drains. Common calls are unvented cylinder servicing, which most warranties need every year, leaking push fit joints and pressure faults on the heating.

Same water, different council

Keynsham's council is Bath and North East Somerset, so building control and road gullies go through BANES. The water still comes from Bristol Water, and its supply is moderately hard to very hard across the area, so limescale affects Keynsham kettles, cylinders and combis just as it does in Bristol. Sewers and shared drains are Wessex Water's.

Keynsham is also on the River Chew and the Avon. If a heavy storm leaves your drains slow, check whether the problem is in your pipes or in the public sewer. Shared and public sewers are Wessex Water's, and they deal with sewer flooding. Flood risk for your street can be checked on the government's flood risk service. A pipe serving only your home is yours to clear.

My Somerdale home has an unvented cylinder. Does it need servicing?

Most manufacturers ask for a yearly service to keep the warranty valid. In hard water, the safety valves benefit from regular checks.

Where is my outside stop tap?

Usually in a small cover in the pavement or just inside your front boundary. On newer homes it may be in a meter box.
